Entitlements
For most projects, procurement of development rights is an
essential, complex and time-sensitive process. Without a complete
understanding of necessary entitlements (and the time required to
attain them), the Owner risks significant project delays and
unexpected development restrictions. As a prelude to design and
permitting, Loomis Partners will assist you in gaining a complete
understanding of:

Requirements and schedules for annexation;

Zoning and re-zoning options and prospects for success;

The need for and the elements of development agreements; and
-
The time frame necessary for compilation and approval of preliminary
plans.
We will serve as an essential advocate and a source of knowledge and
experience in negotiations with the regulators. We will also work to
assure that the Owner is cognizant of permitting needs requiring
long lead times such as U.S. Corps of Engineers Section 404 permits
and TCEQ municipal water and wastewater permits.
